The Darien office of Halstead Property includes waterfront specialists as part of its agent specialties.

In Darien, there are many waterfront homes, however, an existing dock is particularly sought after as it adds value and the application process to add a dock can take up to six years to complete.

"A dock can add a million dollars to the value of a property," waterfront specialist Nancy Dauk, a realtor at Halstead's Darien office, said. "This is particularly true if the property is on open water, rather than a cove or marsh, as you are not dependent on tidal access to deep water. Building a new dock can be slow going and may require hiring a professional who specializes in acquiring dock permits. It can take a long time due to the need to investigate any possible adverse environmental impact."

Halstead currently has three homes on the market with existing docks. One Candlewood Lane, with a dock on direct waterfront overlooking Scott's Cove, is listed for $3.495 million with Nancy Dauk.
