This week, as part of our annual year end roundup, we take a look at Westport single family home sales for the year 2010 as reported by the Consolidated Multiple Listing Service. Our next article will take a look at sales activity in Weston.

In light of the dismal national real estate market, it comes as a nice surprise that 2010 has been a heartening year for the Westport real estate market. Home prices stabilized and sales volume jumped. Three hundred and fifty single-family homes sold in Westport during 2010, a 40 percent increase from the 250 home sales in 2009.

Prices held steady. The average 2010 sales price was $1,446,564, a 2 percent increase from the $1,419,436 average in 2009. The median 2010 sales price was $1,145,000, a 3.6 percent decline from the $1,188,500 median price in 2009.

Total 2010 dollar sales volume was $506,297,617 a 42.6 percent increase from the 354,859,028 volume in 2009. Average time on market decreased 21 percent in 2010 to 101 days from 128 in 2009.

There are 222 single family homes currently for sale in Westport.

Sales of the 11 homes with two bedrooms or less averaged $593,454; the 79 homes with three bedrooms averaged $735,894; the 132 four bedroom resales averaged $1,148,914 and the 128 homes with five or more bedrooms averaged $2,265,446.

Seventy three homes sold in the price range $350,000 through $700,000; 81 homes sold in the price range $700,000 through $1 million; 84 homes sold in the price range $1 million through $1.5 million, 55 homes sold in the price range $1.5 million through $2 million, 22 homes sold in the price range $2 million through $2.5 million, 15 homes sold in the price range $2.5 million through $3.5 million, 10 homes sold in the price range $3.5 million through $4.5 million, and 10 homes sold for more than $4.5 million.
